Platform fee
One fee, one rate, one moment it's charged: 5% from the host after the rental ends and both sides confirm it.

What there isn't
- A fee for posting a listing.
- A fee for boosting search placement.
- A commission from the tenant — they pay only the amount you agreed on.
- A subscription fee.
When it's charged
The fee is charged once per rental, and only once the rental is marked as completed. A cancelled, expired, or unrealized rental doesn't create a fee.
Charging it twice is impossible: three independent database constraints prevent that, not a check in the code. A repeat request returns the same result, not a second charge.
How it's calculated
The fee is 5% of the rental amount for the confirmed term. All amounts are stored in kopecks as whole numbers, and rounding is deterministic, so recalculating a year later gives the same kopeck.
The Finance section shows every charge: which rental it's for, what base amount, and at what rate.
Outstanding balance
An unpaid fee limits posting new listings — but it doesn't touch a rental already underway. Evicting a tenant over a host's debt would punish the wrong person.
Fee records are immutable. An error is corrected not by editing the row but with an offsetting entry stating the reason and the author — so the history can be checked, not just read.
What isn't ready yet. There's no way to pay a charged fee inside the platform yet: no payment provider is connected. The fee is calculated and recorded, but transferring money through Kvaterka isn't possible right now.
